Paleo Psychiko and Filothei

 

Psychiko and Filothei are two of the oldest, structured suburbs of Athens and were built in the beginning of the 20th century. They are considered to be the first examples of private city planning of the country. Psychiko was firstly built and has a more conservative option, whereas Filothei, which was built some 20 years later, has aspects that are more modern. It was the time when green suburbs constituted an urban tendency. The models that were used in this respect were the traditional English gardens. This choice, in combination with the high-income level of their residents and the strict urban restrictions, has maintained the initial character of these two regions.

Their main characteristics are low numbers of population and green areas full of trees and squares, an oasis in comparison to the cementitious basin of Attica. It is surely a unique region. Firstly, any professional activity is prohibited throughout, making these areas solely residential with a low layout building factor. The main particularity is that the location is very near to the center of Athens, but also situated in the northern suburbs, which are full of trees, squares, parks, children playgrounds, athletic spaces and many promenades to enjoy long walks, thus considered one of the few mainly residential areas. It has a high safety factor and attracts residents who love the tranquility and the opportunity to enjoy nature, but at the same time, are close to the city.

Some of the best and renowned private schools of Greece are located in Psychiko, namely, Arsakeio of Psychiko and the Athens College of Psychiko and the area also accommodates many embassies.

Nature: The Psychiko Grove, the Stream of Filothei

Transportation: Regular connections to the entire city, public buses that make multiple stops on Kifissias Avenue. The closest metro stations are Katechaki and Panormou.

Market: Psychiko and Filothei do not have their own market places as such, but you will find small grocery stores, mini markets, the so called “periptera” on the squares, bakeries and small merchant stores that cover the widest range of needs and desires. The closest bigger market places are to be found in Neo Psychiko and Halandri with big supermarkets, shops etc.

Average property purchase and rental rates: In general, these two areas are on the high side. For property purchase, prices depend on the street were the property and/or building is located, and vary from EUROS 1,500 to EUROS 5,000 per square meter and for rent EUROS 8.00 to EUROS 30.00 per square meter.

Neo Psychiko

 

Neo Psychic belongs to the Municipality of Psychiko-Filothei and is considered the heart of the area as far as “city life” is considered. It is a densely populated, youthful and very active area. Walking down the main street of Dimitriou Vassiliou towards the square of Aghia Sophia, there are many unique cafés and restaurants and one can explore the side streets of the area with its magnificent neoclassical houses. Nearby, you will also find the Ecological Park. You will also see more and more new buildings since it has become a very popular area in the recent years.

Particularity: Neo Psychiko is the lively side of Psychiko. Very close to the center of Athens and the northern suburbs and an absolutely autonomous area, since you can find everything you need.

Maroussi

 

The name Maroussi originates from the ancient Greek last name Amaroussia and refers to the Goddess of Hunting, Artemis.

This Municipality enormously developed after 1980 and has tripled its population. It belongs to the northern suburbs of Athens and is one of the most popular areas of Attica.

Intensive reconstruction over the last decades has created a modern area, with many new buildings, new neighborhoods and a large variety of utility of the area. Great real estate offers, over a long period of time, provided potential residents the opportunity to acquire new properties at affordable rates. Due to its geographical location and easy access, it became a very populated and sought-after area but also of high professional interest. Additionally, some of the largest hospitals and maternity clinics of Attica are located in Maroussi.

This Municipality is divided in different zones. Some are of a residential character, others are mainly business oriented, such as the zone where the biggest mall of the city is located or the area around Kifissias Avenue and the Attica Road Ring, which are full of office spaces and buildings. This zone concentrates a significant proportion of business activity, mainly in the field of services, such as health (Iatropolis), the financial sector (system of interbank trading DIAS), telecommunications and retail (Golden Hall, The Mall Athens, Avenue). There is also an area where old marble wholesalers operate their businesses and some areas that are off city plans. The privileged districts are Aghia Filothei and Polidroso, Anavrita and Nea Lesvos, as well as the stylish neighborhoods adjoining the area of Pefki.

Particularity: A modern area that covers all the needs of the modern resident. Districts with many features and the area that hosts the facilities of the Olympic Center of Athens (OAKA), where the largest part of the athletic activities for the Olympic Games of 2004 took place. Currently, these facilities are used as athletic recreation centers by the inhabitants of the region but are also open to visitors from other areas of the city. Also, due to the high business activity in the entire area and the easy access, it is one of the largest job venues in the prefecture of Attica.

Nature: The Syggrou Estate

Transportation: Very good connections to the entire region of Attica. Metro stations Maroussi, Eirini, Neratziotissa, ISAP train stations Maroussi and Neratziotissa, connected with the suburban railway going to the airport, and a number of bus lines with multiple stops on Kifissias Avenue and public local buses solely serving the area of Maroussi.

 Market: Offers many shopping opportunities and basically you will find everything you need.

Average property purchase and rental rates: In general, we observe large fluctuations in prices, depending on the selection of properties as business or residential properties. For purchases, we see prices varying from EUROS 1,500 per square meter to EUROS 15,000 per square meter and for rent prices are EUROS 8.00 to EUROS 20.00 per square meter.

Kifissia

 

Kifissia was named after the Kifissos River and is of prehistoric origin since it was one of the 12 ancient cities of Attica. It is an area beset with pines and located between Mount Penteli and Parnitha.

Kifissia is the so-called “capital” of the northern suburbs with towering turrets and former luxury hotels which, to date, are housing offices of the public sector and have either been sold or are mainly used as business premises. It has countless, beautiful houses of unique architecture with adequate layouts, several luxury stores, the popular commercial market around the Platanou Square, numerous choices for going out, including timeless hangouts and the well known Alsos forest. It is, undoubtedly, one of the most picturesque areas of Attica.

Due to the healthy climate, exquisite environment, abundant waters and the relatively short distance from Athens, it has been a privileged location since antiquity for the rich and noble. During the 19th century up to the beginning of the 20th century, a lot of Athenians chose this specific region for their weekend houses.

The area offers one of the best cycling networks in Athens, the opportunity for extended walks throughout the entire district, and the commercial center has many scenic walkways.

The city centre lies in the heart of the municipality presenting an ample and opulent market and is surrounded by peaceful residential areas, namely, Nea Kifissia, Kato Kifissia, Politeia, Kokkinaras, Strofyli and the familiar Kefalari. Kifissia can be accessed by either the National Highway or from Kifissias Avenue.

Particularity: An area that combines the countryside to the city. Luxury stores situated next to beautiful homes with gardens, picturesque walkways and the opportunity for bike rides. The identified cool climate makes the residents feel they live outside the city. In Kifissia one can make an indicative “architectural stroll” to admire the impressive buildings of the vicinity, passing through the streets of Rangavi, Pesmatzoglou, Emmanuel Benakis and Panagi Tsaldari, which are full of turrets and old, traditional residencies or the neoclassical buildings set in a vastly green environment.

Nature: In general, it is a very “green” area. Apart from the Alsos forest in the center, one can simply walk around and find small groves, parks and nice piney neighborhoods.

Transportation: The focal point to reach Kifissia with public transportation is the famous train terminal ISAP but there are also numerous bus lines coming from all around Attica.

Market: The commercial market covers all requirements. From simple, daily essentials for every household up to attire, shoes, various exclusive objects, books, games and anything else you can ask for. Many prominent designers have their stores in the center of the shopping area. You will also find stylish hairdressers, gyms and spas and a number of large, recognized supermarkets.

Average property purchase and rental rates: Certainly Kifissia is not considered a “low price” area. The land is sold expensively and this, coupled with the building restrictions, makes it a rather under populated area. Property sale prices range from EUROS 1,200 up to EUROS 2,000-16,000 per square meter and for rent the prices are calculated between EUROS 4.00 to EUROS 30.00 per square meter.

Culture/entertainment: Famous for its fine dining restaurants, chic cafés, luxurious clothing stores, particular shops for purchasing out of the ordinary cooking materials, the youthful and trendy bars or the distinguished bar-restaurants. This extremely lively area with its shopping area and elaborate walkways offers exceptional choices for fun and entertainment with quality dining, unique bars, galleries, cinemas and escape rooms.

Spots: The Alsos Kifissia forest, Platanou Square, the imminent Plaka of Kifissia to be found on the hill of Agios Dimitrios with petite shops, modest restaurants and bars, somewhat reminding one of the traditional Plaka district in the heart of Athens. The Villa Kazouli which is a blend of neoclassicism and renaissance architecture and to date hosts the National Environmental and Sustainable Development Center, as well as the residence of the famous writer Penelope Delta, which hosts the Department of Historical Archives of the Benaki Museum, the Villa Atlantis of Architect Ernst Ziller and of course the famous Goulandris Museum of Natural History.

Holargos

 

Holargos is the municipality with the highest proportion of green space per inhabitant, even exceeding the city of Paris, and this is the main characteristic of this neighborhood, in combination with the high living standard and environmental concern.

In antiquity, it was an extension of the attic Municipality of Flyas and according to findings, it has been populated since Greece’s primeval period up to the Ottoman occupation, however, during the period of Turkish occupation the area remained deserted.

In 1926, and throughout the interwar period, the company Agropoleon selected this area to create and build weekend houses and cottages, which resembled the traditional English garden city houses.

This municipality was named in honor of Pericles, since it is considered to be his home town, even though there is evidence that historically this area was not in fact located there.

The etymology of the word is: “bile and slow” meaning that it was either inhabited by compliant people without fury or just referring to the nature of this specific area with its gardens, vineyards and orchards. 

Today it has developed into a modern area, providing its residents with all necessary amenities, leaving behind its former country house area image.

Particularity: A municipality (Holargos-Papagou) that takes care of its residents, providing them with modern conveniences, such as free wi-fi connection in most public spaces, a special application allowing the residents to receive instant information and enabling direct communication with the municipality and more.

Nature: It is generally a very green area. One can walk to the famous Grove of Holargos and O.T. 142 a-143, the Tennis facilities of Holargos.

Transportation: Metro Station Holargos, local buses transferring the residents within their municipality and bus lines that are connected with the entire city.

Market: The region has become quite commercial, yet remains residential. There is the well-known Perikleos Street with its shopping center and you can find several little shops all around. A new commercial hangout, which has rapidly developed, unfolds at a parallel road of Mesoghion Avenue and the municipality is planning the enhancement of a new integrated shopping street. In general, one can find everything he needs but the market still does not cover the more specific or out of the ordinary needs.

Average property purchase/rental rates: The prices for purchase and rent are very reasonable considering the facilities offered. Purchase prices range between EUROS 900 to 4,500 per square meter and EUROS 6.00 to 13.00 per square meter for rent.

Culture/Entertainment: A rather quiet area which gradually offers its residents more and more opportunities to cover their need for entertainment and recreational activities. The municipality offers many proactive programs in regard to art, culture and other interests and the annual summer festival in collaboration with the municipality of Papagou is a highlight of the cultural life of the region. Cinemas, theaters, many cafés, bars and restaurants have opened up in recent years.

Papagos

 

This area was created by the Autonomous Building Agency of Officers in 1950, by the standards of English garden cities destined for housing.

It was named after General Papagos. 

Located near the center of Athens and Imittos, this district offers lush groves and green spaces, is sparsely build and you will see many mansions of the 60s and 70s.

It is amongst the greenest municipalities of Athens, but also a substantial housing area preferred by many families with pets, providing a total of 16 parks and groves. You will also find an interesting creek.

With the opening of the Attica Road, the municipality acquired a quick link to the areas of Mesoghia, West Attica, and the National Roads 1 and 8.

Papagos belongs to the municipality of Holargos-Papagou, an energetic municipality providing its residents with plenty facilities.

Particularity: A moderately populated area with beautiful old houses concurring with modern high standard apartment buildings and residents who enjoy walking their dogs and go jogging close to their homes.

Transportation: Accessible at Mesoghion Avenue, close to the Metro Station Ethniki Amina and various bus lines.

Nature: Mainly a green area. Apart from the grove at its center, one can just stroll around and find small forests, parks and beautiful neighborhoods full of pine trees.

CultureEntertainment: This region does not offer entertainment but the annual festival in the garden theater of the district is a very popular event.

Spots: The various parks and groves that the residents benefit from and the factor that it is pet friendly.

Ekali

 

Since ancient times, Ekali belonged to the Leontida Ancestors and was named after the elderly Lady Ekali, who had helped Theseus when he was trying to defeat the famous Bull of Marathon.

In 1922, the civil engineer Spilios Agapitos designed this area according to the standards of the traditional suburban garden cities which were already widespread in Europe at that time. This is how the first garden city was created by notable Greek architects with picturesque residences. Most of these were built with the distinctive red stone from the local quarry of Penteli, influenced by the distinctive central European style or in conformity with the Bauhaus principles. Unfortunately, most of these buildings were destroyed during World War II. 

Ekali remained deserted approximately up until 1965, when weekend houses and permanent residences were steadily built over again. The peak building elation occurred between the years 1990 and 2000. 

This region expands between Dionyssos and Kifissia, with the main districts being the Municipality of Ano Ekali and Dimosiografika. The residential center is spread out all around the Kennedy Square and Vassileos Pavlou Square, and lateral to Theseus Avenue.

Particularity: High standard architecture, sparsely populated, thorough layout consisting of a mixture of circular and straight streets, interjecting with roundabouts and squares, remaining within the natural boundaries of the Penteliko scenery. A low building coefficient and beautiful mansions with large gardens.

Nature: A high percentage of privately owned green spaces and municipal green areas in a vicinity of approximately 4,000 acres.

Transportation: In Ekali one can only commute with his own vehicle or by bus.

Market: A solely residential area. Shops are quite limited

Average property purchase/rental rates: Property purchase prices range between EUROS 900 up to 9,000 per square meter and EUROS 4.00 to 19.00 per square meter for rent.

Culture/Entertainment: The prominent Ekali Club, a night club and a few cafes.
