Faliro

 

Faliro was named after Nautilus Faliro, a local hero of the time of Theseus.

Prehistoric Faliro seems to correspond to the current Palaio Faliro, since there are many documented references to the Faliro area throughout the centuries.

In the 20th century, this district began to stand out because of its exceptional location, thus becoming a suburb with many summer houses of rich families. After 1974, several expatriates from Istanbul settled down permanently in Palaio Faliro, making it a very vibrant area with their presence.

At the same time, commercial development took place due to the growth of its population towards the South districts of Athens and it consequently became one of the regions with the highest prices per square meter.

It offers grand beaches and is a preferred destination for swimming, particularly the Edem area, which is to be found next to the Marina of Alimos. A number of scenic neoclassical mansions, fine examples of the 19th century architecture, have remained along the coast line of Palaio Faliro.

Particularity: A location made for lovers of the sea with the lovely marina, the beautiful old houses, but also many new and modern apartment buildings, giving its residents the opportunity to be very close to the center of Athens.

Transportation: Faliro is accessible by either bus or the tram.

Nature: The Cultural Center of the Stavros Niarchos Foundation, Flisvos Park.

Market: Palaio Faliro offers extensive local shopping opportunities, basically extending to Aghiou Alexandrou Street. Large retail chains have invested in this region, including the coastal road.

Average property purchase/rental rates: Purchase prices range from EUROS 1,000 up to 7.000 per square meter and EUROS 6.00 to 20.00 per square meter for rent and are primarily influenced by the location of the properties and the view they offer.

Culture/Entertainment: Restaurants, cafés, bars, children’s playgrounds, cinema complexes and, most importantly, The Cultural Center of the Stavros Niarchos Foundation, an extraordinary establishment. 

Spots: The white Flisvos building resembling a small tower, which hosts the Municipal Cultural Center, the Flisvos Marina with its assorted restaurants, cafés and bars, the biggest playground of the Balkans located right by the sea, the historic battleship Averof, the Planetarium of the Eugenides Foundation, the Kouloura Mansion, hosting the Benaki Museum of Toys, the Garden of Herbs, the Museum of History of Military Aviation, the Municipal Athletic Center Trocadero, The Cultural Center of the Stavros Niarchos Foundation.

Glyfada

 

Glyfada is identified as the capital of the southern suburbs and marked as the “Riviera of the East” of Attica.

In ancient times, this location was the municipality of Aixonis, familiar for the Aixoniki Trigli, a mullet that was fished in its waters. Glyfada was also one of the most opulent areas of Athens, due to its agricultural harvest.

The first modern houses were built in 1920, when tourist exploitation of the beautiful beaches was seen for the very first time and, shortly thereafter, Glyfada developed into a modern bath resort. The area received its name from a number of wells which were present at the time and had brackish water.

In common with the districts of Voula and Vouliagmeni, Glyfada constituted the official establishment of “bains mixtes” of Athens at that time. It is also worth mentioning that Glyfada became the originator for fast food and night clubs because of the American Base which existed for many years in this region.

Today it is considered a cosmopolitan neighborhood, with nice houses by the sea. The large freeway Vouliagmenis Avenue separates the area into Ano (Upper) Glyfada and Kato (Lower) Glyfada.

Kato Glyfada is more noisy and lively with its substantial shopping areas, several entertainment venues and the main beach with 4 marinas. The famous golf course of the area is close by, whereas Ano Glyfada is quieter, with much less traffic and located near Imittos.

Particularity: A small city close to the sea with good public transportation links, only 15 kilometers away from the center of Athens. Beautiful beaches, the golf course, football, tennis and basketball courts and swimming pools.

It is well known for its numerous shopping opportunities, offers multiple entertainment venues and a cultural and recreational center. Not to forget the numerous sport centers and gyms and the several playgrounds.

Transportation: Easily reached by bus or the tram but there is also the choice of the Metro Station Elliniko, not too far away, connected with the local bus lines.

Nature: The Glyfada Golf Course, Karaiskaki Square, Hariton Square.

Market: Believed to be one the most famous shipping areas of Athens, there is nothing you cannot find in Glyfada. Many renowned big companies have their stores on Ioannou Metaxa Avenue.

Average property purchase/rental rates: The prices here vary quite significantly, depending on the choice of the specific neighborhoods of Glyfada. Prices differ, for example, in Ano Glyfada and Kato Glyfada, with Kato Glyfada maintaining relatively higher property rates.  Spots: The famous Glyfada Golf Course, which has given its name to an entire neighborhood, the Church of St. Constantine and Helena, being the most famous meeting point of Glyfada, the marinas where one can make beautiful long walks and, of course, the beautiful coast line, where you can enjoy jogging right next to the sea. The area is well known for its multiple squares with playgrounds and, most importantly, residents and visitors can easily reach all beaches of the area by foot.

Vouliagmeni

 

Vouliagmeni is a coastal area just 25 km away from the center of Athens, sparsely populated, with nice apartments and luxurious houses. Not too many years ago, it was principally considered a holiday resort and, as a result, large hotel complexes were developed.

To date, most residents have chosen to live there permanently. It is a purely residential area recognized for its high property rates.

The highlight is definitely the beautiful extended shoreline with the picturesque peninsulas of Kavouri and Lemos Vouliagmenis. Its name derives from the famous Lake of Vouliagmeni.

Particularity: Pure holiday feeling for residents and visitors. A small, well structured area for people who love the sea and who have chosen to live in a very calm pace, with a high quality of life. It is a very green vicinity with sizeable streets, offering tranquility and beautiful beaches.

Transportation: Vouliagmeni can be reached by various bus lines and the National Bus Line KTEL.

Nature: The entire area is surrounded by greenery.

Market: Vouliagmeni is not known for its market, however, the residents can find everything for their daily needs and if anything additional is required, they simply visit the neighbor area of Glyfada.

Average property purchase/rental rates: The market ranges from EUROS 1,500 up to 50,000 per square meter and from EUROS 8.00 to 50.00 per square meter and is heavily influenced by the location of the properties and the view they provide.

Culture/Entertainment: A small number of a variety of restaurants, famous cafés and pastry shops, a few prominent bars.

Voula

 

Voula is situated between the resorts of Glyfada and Vouliagmeni. There are indications that this area has been inhabited since the end of the Neolithic area and there are remnants of Mycenaean settlements. Jointly with Vouliagmeni, Voula formed the Municipality of Aexonidon Alon in antiquity.

As of the end of the 19th century Voula was considered a manor house. Traders commuting from Piraeus to Mesoghia had to pay a toll fee and subsequently were marked with a bullet as proof of payment. Thus the origin of the name Voula.

Today’s community was created in the 1920s by a construction cooperation which mainly built vacation homes. Later on, refugee families were also granted living space in this area and settled in. The population of the region is increasing quite rapidly.

Particularity: Former a sole holiday resort, it is now a preferred destination of residence due to its nearness to the sea and the residential areas with mountain view. The elevated Panorama district is famous for its exceptional sea view.

Transportation: The tram terminal is located here and there are regular connections to the entire Attica area, by either standard bus lines or the national KTEL bus line.

Nature: Parks and the opportunity to make long walks in Panorama.

Market: Voula has its own regional market covering all needs.

Average property purchase/rental rates: The market prices range from EUROS 1,100 to 10,000 per square meter for purchase and from EUROS 5.00 to 30.00 per square meter for rent. Prices vary depending on the location of the property and the view it offers.

Culture/Entertainment: Restaurants, cafés, bars and small clubs located on the seashore.

 Spots: The beautiful beach and surrounding area and the district of Panorama with its unique view.

Piraeus

 

Piraeus is one of the largest and vital municipalities of the country. The name comes from the word “beyond” in the sense of distant or opposite. Since ancient times, this district has been the major seaport of Athens due to its three large ports. The harbor city had its peak during ancient times but gradually degenerated during Roman times up to the Byzantine, Frankish and Ottoman periods and, as a consequence, became an almost insignificant port.

However, after the establishment of the Modern Greek State and the city of Athens officially becoming the capital of Greece, its growth and development was very impressive.

In 1834 the architects Kleanthis and Shaubert designed the city of Piraeus. The traditional urban outline and architectural identity of the town are still evident in the center and several buildings have been preserved from the mid 1990’s onwards.

Today, it is a major industrial and commercial center, covering most needs and requirements of the entire country and is considered the most historical and influential focal point of Greece, in conjunction with Athens. Piraeus constantly tries to combine the everyday commerce activities of a large port with the traditional urban way of life. There is a great variety and diversity to be seen throughout the regions, it is a large municipality that meets urban neighborhoods with modern apartments, solely business oriented areas but also districts that are rather underdeveloped due to low economic resources of its residents.

Particularity: The architectural development of the historical center of Piraeus is of great interest. All groups of buildings, residencies, the impressive mansions, shops, office buildings, manufacturers, factories and hotels, as well as the public buildings of the city, demonstrate a variety of structural resolutions.

Transportation: Piraeus is served by 51 bus lines, 3 trolley lines, the train (starting point and terminal), the Metro, the suburban railway and the national KTEL bus line.

Nature: The Terpsitheas Square and the area surrounding the Peace and Friendship Stadium.

Market: One the largest markets in the country, serving the port city, all of the western suburbs and the islands of the Saronic Gulf. The market is wide-ranging and offers almost everything from groceries and provisions to vehicles and fits all budgets.

Elliniko

 

This area, at present called “Greek”, was inhabited in 1925 after the destruction of Smyrna by Pontiac refugees, who came from Sourmena of Pontos. Prior to that, it was referred to as an uninhabitable area, arid and dry with rustic character and until 1830 constituted the pasture owned by the Turk Pasha Hassan (Hassani Tsifliki) which extended to Voula.

The former name of this municipality was Loimiko, due to the quarantine hospice that existed there, the current name “Greek” was established in the early 20th century and was selected as a better sounding name. The area hosted the main national airport of Athens from 1938 until 2001. 

This region is divided by Vouliagmenis Avenue. The Sourmena neighborhood is located above and the areas of lower Greek, areas of Aghios Kosmas and Aghia Paraskevi are located beneath the main avenue.

Particularity: Elliniko provides the typical Greek neighborhood feeling, residents are always there to help, providing a sense of friendliness and hospitality. It is a relatively new area which has a remarkable potential for growth.  In the near future, the old airport’s facilities will be utilized to create a new, modern and innovative region. The nearby Metro Station has significantly contributed to the development of this district.

Transportation: Metro and various bus lines.

Nature: The lower Greek area. 

Market: The local market covers all daily needs of its inhabitants.

Average property purchase and rental rates: The market prices here range from EUROS 1,000 to 7,500 per square meter and EUROS 7.00 to 27.00 per square meter for rent and depend upn the specific location and the view the property offers.

Κηφισιά

Το όνομά της Κηφισιάς προέρχεται από τον Κηφισό ποταμό, είναι αρχαιότατο, ήταν μια από τις αρχαίες 12 πόλεις της Αττικής.

Απλώνεται ανάμεσα στο όρος Πεντέλη και στην Πάρνηθα και είναι ουσιαστικά μία πευκόφυτη πεδιάδα.

Η Κηφισιά είναι η επονομαζόμενη «πρωτεύουσα» των βορείων προαστίων. Με τους επιβλητικούς πυργίσκους, τα πάλαι ποτέ πολυτελή ξενοδοχεία που σήμερα στεγάζουν είτε δημόσιες υπηρεσίες, είτε έχουν πουληθεί και χρησιμοποιούνται ως επαγγελματικοί χώροι, τις πολλές και ωραίες μονοκατοικίες, την άρτια ρυμοτομία, την ιδιαίτερη αρχιτεκτονική των σπιτιών και των πολυτελών καταστημάτων, τη δημοφιλή εμπορική αγορά γύρω από την πλατεία Πλατάνου, ενδιαφέρουσες προτάσεις εστίασης και διασκέδασης, διαχρονικά στέκια, το γνωστό ΄Αλσος της, αδιαμφησβήτητα είναι μία από τις πιο ωραίες περιοχές της Αττικής.

Λόγω του υγιεινού κλίματος, του ωραίου περιβάλλοντος, των άφθονων νερών και της μικρής σχετικά απόστασής της από την Αθήνα, υπήρξε από την αρχαιότητα προνομιούχος τόπος και τόπος παραθερισμού πλουσίων και ευγενών. Επίσης τον 19ο ως τις αρχές του 20ου αιώνα, πολλοί Αθηναίοι την επέλεξαν για να γίνει τόπος των εξοχικών τους κατοικιών.

Η περιοχή καλύπτεται από ένα από τα καλύτερα δίκτυα ποδηλατοδρόμων στην Αθήνα και μπορεί να σας δώσει την ευκαιρία για μία ωραία βόλτα, καθώς επίσης το εμπορικό της κέντρο διαθέτει και ένα εκτενές δίκτυο πεζοδρόμων.

Το κέντρο της πόλης εντοπίζεται στην καρδιά του δήμου επιδεικνύοντας μια πλούσια και πολυτελή αγορά, ενώ πέριξ τούτου εκτείνονται οι ήσυχοι συνοικισμοί, ορισμένοι από τους οποίους είναι η Νέα Κηφισιά, Κάτω Κηφισιά, το Κεφαλάρι, η Πολιτεία, ο Κοκκιναράς, το Στροφύλι και το γνωστό Κεφαλάρι.

Η πρόσβαση στην Κηφισιά μπορεί να γίνει είτε από την Εθνική Οδό, είτε από τη λεωφόρο Κηφισίας.

Ιδιαιτερότητα: Μία περιοχή που συνδυάζει την εξοχή με την πόλη. Πολυτελή καταστήματα δίπλα σε ωραίες κατοικίες με κήπους, ωραίους περίπατους και βόλτες με το ποδήλατο. Γνωστή για το ωραίο της κλίμα, που κάνει τους κατοίκους να αισθάνονται ότι ζουν εκτός πόλης. Στην Κηφισιά θα μπορούσε κανείς να πει ότι μπορεί να κάνει έναν ενδεικτικό «αρχιτεκτονικό περίπατο» για να θαυμάσει τα κτήρια της περιοχής που περνάει από τις οδούς Ραγκαβή, Πεσματζόγλου, Εμμανουήλ Μπενάκη και Παναγή Τσαλδάρη, που είναι γεμάτες πυργίσκους και παλιά Κηφισιώτικα σπίτια ή νεοκλασικά «πνιγμένα» στο πράσινο.

Πράσινο: Γενικά είναι μία «πράσινη» περιοχή. Εκτός από το άλσος στο κέντρο της, μπορεί κανείς απλώς να περπατήσει και να βρεθεί σε μικρά αλσύλλια, πάρκα ή ακόμα και σε ωραίες πευκόφυτες γειτονιές.

Συγκοινωνίες: Κομβικό σημείο στην προσέγγιση της Κηφισιάς με τα μέσα μαζικής μεταφοράς, είναι ο γνωστός τερματικός σταθμός του τρένου (ΗΣΑΠ). Επίσης υπάρχουν και διάφορες γραμμές λεωφορείων που έρχονται από όλο το λεκανοπέδιο.

Αγορά: Αγορά που καλύπτει όλες τις απαιτήσεις. Από τα απλά καθημερινά, απαραίτητα για κάθε σπίτι, μέχρι ρούχα, παπούτσια, αντικείμενα, βιβλία, παιχνίδια και ότι άλλο μπορεί να ζητήσει κανείς. Πολλοί γνωστοί σχεδιαστές έχουν καταστήματα στο εμπορικό της κέντρο.

Επίσης διαθέτει γνωστά μεγάλα Super Market.

Μέσος όρος αγοράς/ενοικίασης: Σίγουρα η Κηφισιά δεν θεωρείται “φτηνή” περιοχή. Η γη πωλείται ακριβά και σε συνδυασμό με τους περιορισμούς στη δόμηση, καταφέρνει να μην είναι πυκνοκατοικημένη. Οι τιμές στην πώληση ακινήτου κυμαίνονται μεταξύ 1.200€/τ.μ.-16.000€/τ.μ. και για ενοικίαση 4€/τ.μ.-30€/τ.μ

Κουλτούρα/διασκέδαση: Γνωστή για τα ωραία εστιατόρια της, τα chic café της, τα ακριβά καταστήματα ρούχων, τις ιδιαίτερες γωνιές με πρώτες ύλες για μαγειρική, τα νεανικά της bar ή τα διαχρονικά bar-restaurant. H πολύ ζωντανή αυτή περιοχή με το εμπορικό κέντρο και τους επιμελημένους πεζόδρομους, έχει μπει δυναμικά στον τομέα της διασκέδασης και της ψυχαγωγίας με ποιοτικές προτάσεις φαγητού και ποτού, galleries, σινεμά, escape rooms.

Spots: Άλσος Κηφισιάς, πλατεία Πλατάνου, η ανερχόμενη πιάτσα “Πλάκα της Κηφισιάς”, στον λόφο του Αγίου Δημητρίου με τα μαγαζάκια, μικρά εστιατόρια και bar (που θυμίζει κάπως την Πλάκα στο κέντρο της Αθήνας). Η Βίλα Καζούλη που είναι ένα μείγμα νεοκλασικισμού και αναγεννησιακής αρχιτεκτονικής και σήμερα φιλοξενεί το Εθνικό Κέντρο Περιβάλλοντος και Αειφόρου Ανάπτυξης, όπως επίσης και το σπίτι της γνωστής συγγραφέως Πηνελόπης Δέλτα, που σήμερα φιλοξενεί το Τμήμα Ιστορικών Αρχείων του Μουσείου Μπενάκη, η βίλα Ατλαντίς του Ernst Ziller και φυσικά το Μουσείο Φυσικής Ιστορίας Γουλανδρή.

Thiseio is surrounded by hills, heights and historical sites which are within a walking distance. The Ancient Agora of Athens, Stoa of Attalos, the Temple of Hephaestus and Kerameikos Archaeological Museum can be entered from Thiseio; all others: the National Observatory of Athens, Acropolis of Athens, Philopappos Monument, Mouseion Hill, Pnyx, which is considered the birthplace of Democracy and the Mount Lycabettus can be easily reached or viewed from Thiseio.

THE CENTRAL MARKET

The Public Market Place of Athens has been in business nonstop since 1886. It consists of a fish market, vegetable market and a meat market extending along both sides of Athinas Street.
Also known as Varvakeios Agora, it is open every day, except Sunday, from early in the morning till late afternoon. In the meat market you will find historic shops which have been there since the 70s or before, with excellent, pure local meat, cut right in front of you. The same goes for the fish market, full of fresh fish arriving there in the early hours of the morning. In the adjacent alleys, a complex of small businesses is developing, with traditional Greek products and aromas that will overwhelm you.
